Eastern Naples Collier County, Florida

Longwater and Big CypressA new chapter in eastern Naples

The Longwater Village plan helped shape this part of eastern Collier County. That plan was folded into the Town of Big Cypress, and current Town materials now introduce Forestar's Star Farms of Naples as a coming village of roughly 1,000 acres with more than 260 acres devoted to lakes. This independent site follows the story so you can tell what is approved, what is planned and what has not been released.

Longwater, Big Cypress and Star Farms

Three names, one place, and why buyers get confused

The names changed as the planning changed. Here is the sequence in plain language, so you can search for Longwater and still understand what is actually happening on the ground today.

Longwater Village, the legacy plan

Collier County approved the Longwater Village Stewardship Receiving Area in June 2021. The approval covered about 999.81 acres and allowed up to 2,600 homes, with lakes, pathways, parks and a village center in the original concept.

Approved June 2021

Converted into the Town of Big Cypress

In 2023 the county acted on a request to convert Longwater Village into a town called the Town of Big Cypress and to add acreage. The resulting Town framework covered roughly 1,544.46 acres with a maximum of 4,432 homes at that stage.

Converted in 2023

Star Farms of Naples by Forestar

Current Town of Big Cypress material introduces Forestar's Star Farms of Naples as coming to the Town, described as roughly 1,000 acres with more than 260 acres devoted to lakes. County and district records in 2026 also reference Star Farms Phase 1.

Current project branding

A careful note on wording. The public record shows that Longwater was converted into the Town of Big Cypress, and that current marketing then introduces Star Farms of Naples as Forestar's project inside the Town. We do not describe that as an official renaming, because no source reviewed for this site states it that way. If that changes, this page will be updated.

Confirmed, advancing, still coming

Sort the facts by how settled they are

Early stage communities generate a lot of noise. Use the filters to separate what is on the public record from what is moving through approvals and what simply has not been announced.

The original vision

How Longwater began

Longwater was conceived as one of the larger eastern Collier County villages in the Big Cypress planning area. What made it distinctive from the start was water. The legacy plan described more than 260 acres of lakes across a community of roughly 1,000 acres, with neighborhoods arranged around that water rather than tucked behind it.

Those legacy documents remain useful history. They are not a guarantee of what Star Farms of Naples will ultimately include, and we label them accordingly.

  • Approximately 999.81 acres in the 2021 county approval
  • Up to 2,600 homes allowed under that original approval
  • More than 260 acres described as lakes in legacy materials
  • Community pathways for walking and biking in the legacy concept
  • Village parks and an amenity center concept
  • A village center for everyday retail, office and civic uses

These items describe the earlier Longwater program. Treat them as historical context until Forestar or a builder publishes current Star Farms of Naples amenity and product details.

The larger framework

The Town of Big Cypress

Star Farms of Naples is not being planned as a stand alone subdivision. It sits inside a town scale framework that is intended to grow over many years, with several residential villages, shared open space and eventually its own commercial and civic destinations.

Current Town materials describe a hometown built around connected residential communities, miles of trails, parks, lakes and natural spaces, future shopping and dining, employment areas and civic uses, with more than 12,000 acres of permanently protected natural lands surrounding the town.

  • Residential villages with a mix of housing types over time
  • Parks, trails, lakes and natural open space
  • Village amenity centers and a community park
  • Town and Village Centers for shopping, dining and gathering
  • Commercial, civic and employment areas
  • School sites within the master plan framework

These are planned town components described in current marketing and adopted planning documents. Timing, scope and final design can change, and none of them should be treated as open or completed today.

Water and open space

Why the lakes matter here

More than 260 acres of a roughly 1,000 acre village is a lot of water. In practical terms that shapes almost everything a buyer cares about: how many homesites can face water, how open the views feel, where the walking paths go and how the neighborhoods are laid out.

It also explains why the earliest visible construction activity in this area is water related. District records in 2026 reference Phase 1 lake excavation, which is normally one of the first steps in a community of this type.

  • Water and open space are central to the current description of the community
  • Lake excavation work appears in 2026 district records for Phase 1
  • The wider Town plan adds trails, parks and natural areas around the villages
  • Lot specific lake frontage and view corridors are not yet published

One important warning

Do not use Star Farms at Lakewood Ranch information

Search results mix two different communities. Forestar also developed Star Farms at Lakewood Ranch near Bradenton, which is a separate project several counties away. Its builders, floor plans, pricing, amenities, association documents and photographs have nothing to do with the Naples community discussed on this site.

If you find a plan sheet or a price list online for a community called Star Farms, check the location before you rely on it. When Naples specific documents are released, they will be the only ones that matter for a purchase here.

Resale homes

A resale market has not formed yet

Star Farms of Naples is early in its development. Homes have to be built and closed before a genuine resale market exists, so you will not find honest resale inventory here today. Listings that appear under a similar name usually belong to a different community in another part of Florida.

This site is built so a resale and listings section can be turned on later without a redesign. If you want to be notified when the first closings and resales appear, ask for future resale alerts and Magaly will watch the market for you.

Buying new construction

Why independent representation matters here

The people in a builder sales office are professional, knowledgeable and genuinely helpful. They also work for the builder. Their job is to represent the seller's interests in the transaction, which is exactly what they should be doing.

Magaly Moreno works for you. In an early stage community where releases, homesite premiums, incentives and assessments are all still forming, that second perspective is worth having before you sign anything.

One practical note. Many builders have registration rules that affect whether an outside REALTOR can represent you. Reach out to Magaly before or at your first visit and follow the builder's current registration process.

Questions buyers actually ask

Frequently asked questions

Short answers, carefully worded. Where the honest answer is that something has not been released, that is what you will find.

Longwater Village was a village plan in eastern Collier County that Collier County approved in June 2021. It covered about 999.81 acres and allowed up to 2,600 homes, and it was organized around lakes, pathways, parks and a village center. That approval was later folded into a larger town framework.

In 2023 Collier County acted on a request to convert the Longwater Village Stewardship Receiving Area into a town called the Town of Big Cypress, adding acreage in the process. The Town framework at that stage covered roughly 1,544.46 acres with a maximum of 4,432 homes. Longwater is therefore best understood as the earlier planning name for a portion of what is now the Town.

Current Town of Big Cypress material introduces Forestar's Star Farms of Naples as coming to the Town, describing it as roughly 1,000 acres with more than 260 acres devoted to lakes. Collier County and Big Cypress Stewardship District records from 2026 also refer to Star Farms and to Star Farms Phase 1.

No. Star Farms at Lakewood Ranch is a separate Forestar community in the Bradenton and Lakewood Ranch area, well north of Naples. Its builders, floor plans, pricing, amenities and community documents do not apply to the Naples project, even though search engines often mix the two.

Current Town of Big Cypress material identifies Forestar in connection with Star Farms of Naples, and a 2026 Collier County Hearing Examiner record identifies Forestar as the applicant on Star Farms related matters. Collier Enterprises has long been associated with the broader Town of Big Cypress vision. Current Town material also identifies Lennar with Rivergrass and Taylor Morrison with Esplanade at Rivergrass, which are separate neighborhoods within the Town.

Not in any source reviewed for this site. A final vertical homebuilder roster for Star Farms of Naples has not been publicly confirmed, and we will not infer builder names from a company relationship or from a different community. When an official announcement appears, it will be added here and sent to the update list.

Not yet. Home collections, floor plans, square footage ranges, bedroom and bath counts and base pricing for the Naples community have not been publicly released. If you see plans or prices online under the Star Farms name, check whether they belong to the Lakewood Ranch community instead.

Current Town of Big Cypress material describes more than 260 acres devoted to lakes within the roughly 1,000 acre Star Farms concept, and the legacy Longwater plan used a similar figure. Big Cypress Stewardship District records in 2026 reference Phase 1 lake excavation work. Individual lake sizes, shapes, depths and lot specific frontage have not been published.

At the town level, current materials and adopted plans describe trails, parks, lakes, natural areas, village amenity center sites, a community park, Town and Village Centers, commercial and civic uses, employment areas and school sites. Amenities specific to Star Farms of Naples, such as a clubhouse, pool or sports courts, have not been officially detailed, so this site does not list them as included.

It is an independent special district created in 2004 that serves this part of eastern Collier County. Districts of this kind finance and manage infrastructure, and they can levy assessments that appear on a homeowner's annual costs. Buyers often think of this the way they think about a community development district, although the legal entity here is specifically a stewardship district.

Star Farms of Naples Community Association, Inc. exists as an active Florida entity filed in June 2023, and district assessment proceedings for Star Farms Phase 1 appear in 2026 records. The amounts an individual homeowner will pay depend on recorded community documents and a final assessment schedule for the specific parcel. Verify both before you sign a contract.

Yes, and the timing matters. Builders commonly have registration rules that determine whether an outside REALTOR can represent a buyer. Contact Magaly before or at your first interaction with a builder and follow that builder's current registration process so your representation is properly recorded.

Not yet. Homes have to be built and closed before a resale market can exist, so a mature Star Farms of Naples resale market has not formed. This site is structured so that a listings and resale section can be activated once closings begin. Ask for future resale alerts if you would like to hear when that happens.
